Many of our commercial roofing customers do not know the differences between modified bitumen and single-ply roofing systems.
Both can be used on commercial roofs, and the best choice often depends on the business owners roofing needs and goals.
Modified Bitumen Roofing Systems
There are two types of modified bitumen membranes, APP and SBS.
APP membrane is applied using an open flame touch while SBS is hot mopped or adhered using a cold processive adhesive. APP is a smooth surfaced membrane that is torched to an acceptable substrate and then coated to protect it from the UV. SBS is manufactured with a granular surface which is required to protect it from the UV rays of the sun.
Many modified bitumen roofs require two layers of roofing felt for durability, and some applications can call for as many as three layers.
Single-Ply Roofing Systems
Single-ply roofing systems or membrane roofs include EPDM, TPO and PVC roofing. These roofing products are designed to protect flat roofs and come in a variety of colors to match exterior features. They can be installed by mechanically fastening, fully adhering and Wind Vented, and generally last between 10 and 25 years. They perform well in all weather conditions and are resistant to punctures, tears, chemical spills, oil, grease and sunlight.
Single-ply roofs are also easy to install and clean-up, and they can be installed over other types of commercial and residential roofs, including modified bitumen and metal. This minimizes demolition and disposal expenses.
Many single-ply roofing systems are Energy Star certified and include cool roof technology, which can lower heating and cooling bills and help negate the initial expense of installing the roof.
