Check their Contractor’s License and Insurance

The first thing you need to look for in a roofing contractor is a license and insurance. An unlicensed contractor can create problems for you. The work will often be less than the quality you require. In addition, unlicensed work is not covered by your property insurance if something goes wrong.

Your roofing contractor should have liability insurance. This protects you from damage claims if anyone is injured due to the work. Workers Compensation coverage should be available to cover the contractor’s employees.

Check Your Roofing Contractor’s Experience

You need a contractor that has experience in installing the type of roofing solutions that are needed for the properties you manage. If your buildings have metal roofs, you need to choose a roofing contractor with metal roofing experience. Choosing a roofing contractor without that commercial experience won’t give you the roofing expertise you need.

How Well Does the Contractor Respond and Communicate?

The roofing contractor you select should be able to communicate with you professionally. You want a contractor that will provide you with written estimates and written guarantees. A contractor that is unable or unwilling to provide this is not the contractor you want working on your properties.

When choosing a roofing contractor, find one that will be able to handle any emergency quickly. Your contractor may not be available to install a new roof tomorrow, but should be able to address emergency repairs before your property becomes severely damaged.

Take your time choosing a roofing contractor. You want to create a business relationship that lasts. You many not need to replace your roof for another decade but developing a relationship with your contractor is essential for semi-annual preventative roof maintenance and minor roof repairs.
