Existing Condition: The existing shingle roof was 19 years old and extremely brittle. Numerous tenants were complaining of leaks coming from the roof and the window wells. These window wells were never addressed properly in the beginning, resulting in numerous repairs over the years.

Options:

  1. Repair the existing window wells

  2. Replace the entire roof and properly flash all window wells

Scope of Work: Remove all of the existing shingles and flashing material. Install copper inserts with soldered joints in all 104 window wells. New 25 year shingles were installed on all of the buildings with new heavy gauge flashings.

Time Frame: Preferred Management gave CRS 8 weeks to complete the entire project. CRS completed the entire project in 4 weeks.
